New requirements for architects, construction companies and 

developers

More and more municipalities and provinces such as Amsterdam, Utrecht and Drenthe opt ​​for circular building; already 15% of the commissions have to be circular and this is only growing. Thus we will go to 50% circular in 2030 as the Netherlands as the government has set itself the target. How can you distinguish yourself with circular homes, buildings and areas?

New liabilities, different cooperation

The client remains responsible and liable for a building for decades, because that it is linked to ownership. The project developer often places that issue with the architect and contractor. Based on the Quality Assurance Act (Dutch: Wet Kwaliteitsborging) and the Environment (Dutch: Omgevingswet) Act – as soon as these come into effect from 2021 – the liabilities go towards 20 years and the resident will soon have his own position. Are you already prepared how customers will look at your building product?

Architect, contractor and project developer stand side by side, but the municipality is also changing. You run risks together, you can solve errors and problems together. How do you deal with new liabilities as soon as performance must be demonstrable afterwards?

How do you keep up with the changes?

  • What is your best revenue model and business model in the circular economy?
  • How can you minimize your ecological footprint and the associated costs in buildings?
  • How do your buildings and homes adapt to changing needs now and over time?

Take the lead and ensure that the contractor actually realizes what you want with your design. Have the contractor make the technical drawings that fit the aesthetics and functionality of your design. You judge whether it fits. 

Accept an assignment including technical elaboration, but have the contractor carry out that in your order or take on the assignment together with a contractor. Possibly the contractor can also hire you as employee or hire you as a subcontractor.
